Foundations, power and heat

A ground screw base is €90 to €110 a m², and the power cable from the house from €15 a metre. Electrical work must, by law, be done by a Registered Electrical Contractor, who gives you a completion certificate.

Free, no obligation. One local company prices it, not five.

The base

Three kinds of base

  • Ground screws: steel screws wound into the ground, a frame on top. Quick, little digging, good on a slope.
  • A concrete slab: dug, shuttered and poured. Takes the most load, so it suits a gym. Needs days to cure.
  • Pads and a timber frame: concrete pads at the corners and along the sides.

Power

Getting power to the room

An armoured cable runs underground from the house's fuse board to a small board in the room, priced by the metre, so the distance from the house matters. A Registered Electrical Contractor does the work and gives you a completion certificate. Keep it with the room's paperwork.

Heat and water

Heating, water and a toilet

A panel heater is the usual heat. Water and a toilet mean a pipe and a drain connection, which add cost and, with a shower, make the room look more like somewhere to live. Under Class 3 it can't be lived in.

Questions

Questions people ask

Does a garden room need foundations?

Yes, a level, stable base: ground screws, a slab or pads. A cabin on soft ground moves, and the doors stop closing.

How much is it to run electricity to a garden room?

From €15 a metre for the cable; the electrician prices the board, sockets and lights on top.

Can I put a toilet in a garden room?

Plumbing runs €1,000 to €2,500. Drainage depends on where the house's drains run.
