Garden room prices

Garden room cost in Cork

A small timber cabin costs €6,700 to €9,000 room only, and a 4 × 4 m to 5 × 5 m cabin €13,500 to €17,500. An insulated, fitted room ready to use is €25,250 for 12 to 16 m², €32,000 for 20 m² and €41,000 for 25 m², VAT included.

The spec decides the price more than the size: room only, or insulated and fitted.

Free, no obligation. One local company prices it, not five.

A m²

What it costs a square metre

Room only, smaller cabins run €900 to €1,200 a m², mid-range rooms €1,200 to €1,500, and high-spec eco rooms from €1,500. Fitted, the Cork rooms in our guide work out at about €1,578 to €2,104 a m² for 12 to 16 m², €1,600 for 20 m² and €1,640 for 25 m² (our division). Small rooms cost more a m², because the doors, windows and electrics cost much the same on 9 m² as on 20.

  • The base, and who levels the ground.
  • Electrics: sockets, lights, heater, and the cable run from the house.
  • Cladding, roof covering, gutters, inside finish, skirting and flooring.
  • VAT, the guarantee, and a start date.

Questions

Questions people ask

Why do garden room prices vary so much?

The spec more than the size: a timber cabin with single walls is a different building from an insulated, lined, wired room. The base, the cable run and access add to both.

Is VAT included?

Fitted prices in our guide include VAT. Room-only and kit prices often don't say: ask for every written price to state it.

What does the smallest garden room cost?

A 3 × 2 m timber cabin, room only, from about €6,720. It won't be a warm, wired office without extras.

Is a garden room cheaper than an extension?

Usually, for the same floor area: no knocking through and no work on the house. See garden room or extension.
